How much is rent?

Lot rent starts at $500 per month. You own (or bring) the home; we provide the lot, maintained grounds, and on-site management.

What's included in the $500/month?

Lot rent, community maintenance, and dumpster service on Mondays and Wednesdays. Residents are responsible for their own utilities (water, power, internet, etc.).

How soon can I move in?

Availability varies. Request a tour above or call (980) 217-7052 and we'll tell you what's currently open.

Do you have homes for rent, or just lots?

We primarily rent lots for residents who own or are bringing their own mobile home. Call us to check current availability of any homes on-site.

What's the deposit and application process?

Apply online through Rent Manager. Call (980) 217-7052 for current deposit and application fee details.

Where is The Cove located?

8510 Old Sardis Rd, Morris, AL 35116 — about 20 minutes north of Birmingham.

For Current Residents

When is rent due?

Rent is due on the 1st of each month.

What are the quiet hours?

Quiet hours are from 10:00 PM to 7:00 AM.

How does trash pickup work?

We have a dumpster on-site. Pickup is on Mondays and Wednesdays.

Are pets allowed?

Yes, pets are allowed. However, aggressive breeds are not permitted.

How do I submit a maintenance request?

You can submit a request through the online portal in Rent Manager or call (256) 513-5998.

Is there guest parking?

There is no designated guest parking. Guests will need to park in the resident's parking spots.

What utilities are included?

No utilities are included. Residents are responsible for all utilities.
